What We Buy

Our preferred property is simple:

Ugly enough to be discounted, but not ugly enough to become a major construction project.

We prefer properties needing little or light work such as:

• Cleanout

• Cleaning

• Yard work

• Paint

• Flooring

• Minor repairs

• Small handyman items

• Basic curb appeal

We generally avoid major structural repairs, extensive mechanical replacement, gut renovations, severe fire or water damage, and other highly complex projects.

Deal sent → Quick review → Offer → Due diligence → Close

Once under contract, we verify the property through our own professional team, including independent comps, inspection, contractor pricing, title, financing, and insurance.

If the deal works, we move toward closing.
